Pulau yang bertetangga dekat dengan Singapura ini baru saja menyandang gelar sebagai daerah perdagangan bebas alias free trade zone (FTZ). Lantaran potensi bagus, kawasan seluas 715 kilometer2 ini akan mengundang investasi masuk, mulai sektor perdagangan sampai pariwisata.&lt;/p&gt; &lt;p&gt;Tentu saja, para pendatang baru dari luar pulau juga bakal masuk ke kawasan itu. Sebab, cukup banyak lapangan kerja baru di Batam seiring dengan derasnya investasi baik asing maupun lokal. Itu berarti, akan terjadi pertumbuhan penduduk. “Kebutuhan hunian pun akan melonjak,” kata Ketua Real Estate Indonesia (REI) Batam Mulia Pamadi.&lt;/p&gt; &lt;p&gt;Data Otorita Batam menyebut, tahun lalu, jumlah warga Batam mencapai 791.608 orang. Sebanyak 246.638 orang di antaranya bekerja di berbagai sektor industri yang ada di pulau yang terletak di Provinsi Kepulauan Riau ini. Sedang jumlah tenaga kerja asing yang mengadu nasib di Batam sebanyak 3.995 orang.&lt;/p&gt; &lt;p&gt;Jumlah pekerja di Batam dari tahun ke tahun terus naik, seiring dengan peningkatan nilai investasi yang tahun lalu mencapai US$ 13,34 miliar. Buntutnya, permintaan hunian ikut-ikutan melonjak. Memang, “Kebutuhan akan tempat tinggal di Batam selalu tinggi,” ujar &lt;span style="font-weight: bold;"&gt;Harry Suharsa&lt;/span&gt;, Pemilik &lt;span style="color: rgb(255, 102, 0);"&gt;Rumah Batam Agency&lt;/span&gt;, salah satu agen properti di Batam.&lt;/p&gt; &lt;p&gt;&lt;strong&gt;Proyek baru bermunculan &lt;/strong&gt;&lt;/p&gt; &lt;p&gt;Proyek-proyek properti baru pun terus bermunculan. Sebut saja PT Fanindo Cipta Propertindo yang awal tahun ini meluncurkan perumahan Botania Garden tahap ketiga sebanyak 492 unit. Hunian di daerah Batam Centre ini laris manis. “Sudah laku terjual sekitar 70%,” kata Simon, staf pemasaran Fanindo Cipta.&lt;/p&gt; &lt;p&gt;Kemudian, Intan Property yang baru saja meluncurkan kluster terbaru di Diamond Palace Residence. Perumahan tersebut ada di kawasan Batam Centre. Harga satu unitnya mulai Rp 300-an juta. “Daerah ini sangat strategis karena di sini akan berkembang pusat pusat pemerintahan, perkantoran, dan bisnis,” ujar Project Manager Diamond Palace Residence Rio.&lt;/p&gt; &lt;p&gt;Selain perumahan, sejumlah pengembang juga sedang gencar membangun rumah susun milik. Contoh, Batam Centre Park yang terdiri dari 20 twin block atau 40 menara. Proyek garapan PT Dimas Pratama Indah baru memancang tiang pada Oktober tahun lalu di atas lahan seluas 14 hektare, tak jauh dari Batam Centre.&lt;/p&gt; &lt;p&gt;Meski krisis listrik sempat melanda sepanjang Mei ini, toh, itu hanya berdampak sedikit pada pertumbuhan properti di Batam. Soalnya, “Konsumen percaya, masalah listrik hanya sementara dan Pemerintah Pusat dan daerah pasti akan membenahi masalah listrik tersebut. Tapi, ini jangan dianggap remeh,” kata &lt;span style="font-weight: bold;"&gt;Harry.&lt;/span&gt;&lt;/p&gt; &lt;p&gt;Manajer Pemasaran Fanindo Cipta, Dharma Yudha, setuju dengan &lt;span style="font-weight: bold;"&gt;Harry&lt;/span&gt;. “Masalah listrik sudah ada sejak dulu dan itu hanya berpengaruh sedikit sekali pada industri properti,” ujarnya. Makanya, dia menambahkan, pengembang mesti transparan pada calon konsumen tentang kondisi listrik di Batam yang masih byar-pet.&lt;/p&gt; &lt;p&gt;Sampai saat ini, &lt;span style="font-weight: bold;"&gt;Harry&lt;/span&gt; bilang, pasar terbesar hunian di Batam masih didominasi kelas menengah ke bawah. Karena, jumlah tenaga kerja di level ini sangat banyak.&lt;/p&gt; &lt;p&gt;Tapi, menurut Dharma, bukan berarti ceruk pasar untuk kelas menengah atas tidak besar. “Banyaknya peluang industri di Batam membuat para pengusaha baru berdatangan dan mencoba berbisnis di sini,” kata dia.&lt;/p&gt; Sebagai perbandingan saja, saat ini harga ruko di daerah Aviari rata2 S$ 90.000,- keatas, bahkan untuk posisi depan bisa mencapai S$ 150.000, di Fanindo saat ini rata2 S$ 80.000, dan Ruko-ruko yang menghadap Jln R.Suprapto(protokol di Batuaji) rata2 S$ 65.000~75.000. Sementara itu, harga ruko di Jodoh saat ini banyak yang ditawarkan S$ 50.000,- bahkan ada yang ditawarkan dengan harga dibawahnya.&lt;/span&gt;&lt;span style="font-size:130%;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;span style="font-size:130%;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;span style="color: rgb(153, 153, 153);font-family:times new roman;font-size:130%;"&gt;Market Batuaji saat ini juga sangat besar. Kepadatan penduduk di kawasan ini, saat ini menduduki peringkat pertama di Batam adalah penyebabnya. Kedekatan Batuaji dengan Kawasan galangan kapal / shipyard di Tanjung Uncang juga menjadi nilai tambah tersendiri. Karena di saat kawasan industri manufaktur lain seperti Mukakuning, Batam Centre, dll mengalami goncangan akibat Global Crisis, kawasan galangan kapal di Tanjung Uncang sepertinya aman-aman saja.
